New City Executive Kitchen Transformation

A 3,800 sq ft New City colonial had a closed-off kitchen that felt disconnected from family life. We removed the load-bearing wall, installed a double island with prep sink and seating, and chose natural quartzite that holds up to the area hard water.

The Challenge

A 1980s closed-floor-plan kitchen with a load-bearing wall separating it from the family room. Homeowners wanted an open-concept transformation that could handle large family gatherings. The home had Clarkstown hard water — a significant factor in countertop material selection.

Our Solution

We removed the load-bearing wall and installed a structural LVL beam. The new layout features a 9-foot primary island with a prep sink, two-drawer dishwasher, and seating for four, plus a secondary butcher block island. Custom inset painted cabinetry in warm white with unlacquered brass hardware. Taj Mahal natural quartzite countertops (dense crystalline structure performs well with hard water). Wolf 48-inch range, Sub-Zero refrigeration. Clarkstown building and structural permit approved in 2.5 weeks.

Key Project Details

The Outcome

The kitchen went from a 280 sq ft closed-off galley to a 490 sq ft open kitchen/family room integration. Permit sign-off received at final inspection. Project completed in 14 weeks from permit filing to final sign-off.

The project came in on time and on budget. Three months later, we're still getting compliments every time someone visits.
