Converting a closed kitchen to an open-concept layout is one of the highest-impact renovations in a Rockland or Bergen County home — and one of the most structurally involved. When the wall between a kitchen and living or dining room is load-bearing (and in most 1950s–1980s colonials and splits, it is), the project requires an LVL beam, temporary support walls, and permits.
We've completed open-concept conversions across New City, Pearl River, Nyack, and Congers — in colonials, splits, capes, and ranches. Our process includes a structural assessment, engineered beam specification if required, permit filing, demo, beam installation, and full kitchen renovation. We don't subcontract the structural work, which keeps scheduling tight and accountability clear.
