Not every bathroom project is a full luxury renovation — and this Suffern cape cod hall bathroom is a perfect example of maximizing results within a budget. The 1968 original had seen a couple of decades of heavy use from three kids, and the owners wanted it refreshed before selling the house.
The priorities were clear: new tub surround tile (the old fiberglass surround was cracked), a new vanity, updated floor tile, and new fixtures. We kept the existing tub (it was in good shape) and toilet (also fine), which kept the project focused and efficient.
The tub surround is 4×12 white subway tile, classic and clean. The floor is a 2-inch white hexagon with gray grout — a timeless combination that photographs beautifully. We replaced the single vanity with a 36-inch navy blue cabinet with a white quartz top and an oval undermount sink, giving the room personality without overthinking it.
While we had the walls open for plumbing access, we replaced all the supply valves and added a recessed medicine cabinet in place of the old surface-mount mirror. New delta fixtures throughout, a new light bar, and a frameless pivot door on the shower complete the look.
Permits were filed with Ramapo Building Department. Completed in 2.5 weeks.
