The most common tile failures are not about the tile — they are about what is underneath it. Every wet area we tile gets a complete waterproofing system before a single tile goes on: a Schluter KERDI or liquid-applied membrane on the walls and a sloped, waterproofed pan on the floor. In Rockland County the waterproofing inspection is a mandatory stop before tile is set on permitted bathroom work, and we never shortcut it.
