Rockland Design Factory files all required building permits as the licensed contractor of record for every project we complete. This guide explains what permits are required and how the process works in each Rockland County municipality.
Any kitchen or bathroom remodel that involves electrical work (new circuits, panel changes), plumbing (moving or adding fixtures, drain relocation), structural changes (wall removal, header installation), or HVAC changes requires a building permit. Cosmetic-only work — replacing cabinet doors, painting, swapping hardware — typically does not.

Airmont, Montebello, Suffern Village, Spring Valley Village, and Nyack Village maintain their own building departments with separate permit applications. Turnaround: 3–6 weeks. Always verify jurisdiction before filing.
How long does it take to get a permit for a kitchen or bathroom remodel in Rockland County?
Permit processing times vary by municipality. Clarkstown and Orangetown typically process in 2–4 weeks. Ramapo runs 3–5 weeks. Incorporated villages can take 3–6 weeks. We factor permit timelines into every project schedule and file applications before demolition begins.
What happens if I remodel without a permit in Rockland County?
Unpermitted work must be disclosed when you sell your home and often must be retroactively permitted and inspected — which can mean opening walls after the fact. Homeowner's insurance may deny claims related to unpermitted work. We have worked with homeowners on permit-after-the-fact situations; they are significantly more expensive and disruptive than doing it correctly upfront.
